Casa Campana Rental Terms and Conditions.

These terms and conditions form part of your reservation, and your acceptance of these is a condition of confirming your booking. 

Booking request, Payments and Refund

Upon acceptance of the booking request you will receive payment details for the two non-refundable bank/ wire transfer payments in Euro (with the exception mentioned below) as follows:

• 30% of the rental fee on acceptance of the booking request. No contract will exist until this payment has been received. It is understood that this contract satisfies vacation housing needs only and that the contract automatically expires at the end of the agreed rental period.

• the balance of the rental fee at least 60 days prior to the start of the rental period. Right of access to the property is only secured upon receipt of the balance payment.

Refund exception

Should you (the person in whose name the booking was made), in the period of your booked holiday, not be able to travel to Italy due to governmental travel restrictions in your country of departure and/ or in Italy you may request, in writing, cancellation of your reservation. Upon receipt and satisfactory review of the circumstances we will refund all payments made.

We suggest that consideration is given to obtaining travel insurance in case illness or other circumstances prevent your stay.

Alterations and Cancellations by the Owner

It is unlikely that the owner will have to make any changes to confirmed reservations, but if for any reason beyond our control (for example, natural causes) the owner is unable to provide you with the rental period you have booked, the owner will refund in full the total amount paid.

The owner will not be liable for any further obligations or claims by you.

Number of Persons & Registration

Only those persons listed on the booking request form may stay at the property. The number of people must not exceed the number of full-size sleeping places which is 12.

Additionally, there are two children’s beds (up to eight years old) already in place, one child blow-up bed and a fold-up cot. Accommodating children and infants over and above the number of persons permitted (12) may be allowed but this must be explicitly mentioned on the booking request and confirmed by the owner.

Local regulations require that all persons in your party are registered with the relevant authorities. After arrival the house manager will arrange this.

House Rules

House rules and instructions for using the various appliances are provided on arrival. Please make sure that you read and adhere to these.

Please also note that pets are not allowed and the property is a no-smoking area.

During your rental period you are not allowed to use Casa Campana for any commercial purposes.

Arrival and Departure Times

Arrival is between 4 pm and 8 pm on the first day of the rental period and departure is before 10 am on the last day of the rental period unless alternative arrival and departure time arrangements have been made in advance with the house manager.

Please provide arrival details no later than 10 days before arrival.

Extras

All extras are to be specified and agreed at the time of booking and are payable as agreed with the owner or house manager.

Additional cleaning services and a cook service are usually available by separate arrangement and payment. If you arrange in advance for additional services, you will be responsible for the charges, even if you cancel.

Security Deposit

A Security Deposit of €500 is required 10 days before arrival. The Security Deposit is intended to cover the cost of any damage or breakages to the property and its contents, inside and outside, excluding normal wear. Please inform the house manager about any damage and breakages to the property and/or equipment prior to departure.

The Security Deposit less any applicable claims, will be returned to you latest within 10 days after departure. Should the damages exceed the Security Deposit amount, you agree to pay the additional charges on demand.

Contents of the rental property

The rental property will contain bedroom, bathroom and kitchen linens for the number of persons indicated on the booking request form. Linens and towels are included in the rental fee and are changed every week. All suitable cookware, utensils, dishes/glasses and tableware in quantities necessary for the number of persons in the property are provided.

The property is a lovingly restored and furnished family property. Anyone renting the property is expected to treat the property and furnishings with due care.

Complaints

Descriptions on the website and in other communications are made in good faith. Published pictures and equipment can vary slightly. The owner does not accept responsibility for the breakdown of the supply of utilities or other essential services. Best efforts will be used to arrange for these problems to be solved as soon as possible. If you have any issues during your stay, please message the house manager immediately so these can be resolved without delay.

Cleaning

Upon arrival the property will be clean throughout. Please leave the property tidy upon departure. Additional cleaning costs may be charged against the Security Deposit if the property is not left in reasonable condition in the opinion of the owner and/or house manager. Expected tidying includes depositing all waste/trash outside the villa in the indicated bins. All kitchen equipment, utensils cookery ware etc. must be left clean. Please leave the fridge/freezer empty.

Liability

You and your party hold the owner harmless from and against any liability arising out of or in any way connected with your use and occupancy of the property, including injuries, damages or losses from fire, theft or criminal activity.

Third-Party Insurance: The owner of the property maintains third party insurance in respect of incidents at the property which are the owner’s responsibility.

Child safety

Child safety window locks are fitted on all upstairs windows of the main house. In the Annex, child safety window locks are fitted on the French windows in the two bedrooms and on the two sliding doors in the kitchen/dining area.

Please note that the pool area is not fenced off and children will have to be supervised at all times.

Please note: The ongoing care and maintenance of the property is provided by local helpers some of whom you will meet during your stay at the property. Most will not speak English, apart from the house manager. We request that they are treated with kindness and respect.
